Buckley Gray Yeoman (BGY) has secured planning approval for a £350 million high-rise, residential-led project at Enderby Place on the Greenwich Peninsula. Covering a 1.23ha site, this long-vacant land will soon host three towers of 24, 24, and 33 storeys (reduced from 35) and a four-storey block of maisonettes. The Royal Borough of Greenwich approved this project after a planning committee meeting, describing it as a “design-led” scheme that aligns with the local plan.
The development will deliver 564 homes, with 35% designated as affordable, including 118 social rent homes. Four-bedroom houses with private gardens are part of the mix, showcasing a commitment to varied housing types. A significant public offering includes two green spaces: a public park facing the Thames and a landscaped garden, equating to 63% of the site. In addition, more than 1,000 secure cycle spaces, a community space, and a pier for the river bus service will enhance both the site's accessibility and its integration into the wider area.
Despite the excitement, the development faced pushback from local residents. Some 75 letters of objection raised concerns about the height of the towers, the number of homes, and the overall sustainability of the project. Many locals argued that the towers would drastically alter the skyline and character of the area, which is in the midst of a larger regeneration scheme.
In response to these concerns, BGY has highlighted the project’s strong sustainability strategy, which includes renewable energy features such as air-source heat pumps and PV panels. The development is on track to achieve a BREEAM Excellent rating and will have a Biodiversity Net Gain of 30.8%. The landscape will have an urban greening factor of 0.424, further demonstrating the project’s commitment to a greener future.
In terms of commercial development, three distinct commercial spaces on the ground floors of the towers will cater to various businesses, from startups to SMEs, supporting local entrepreneurship and employment opportunities.
The Greenwich Peninsula is undergoing one of Europe’s largest regeneration projects. Over 79ha of post-industrial land is being redeveloped with masterplans from various architectural firms, including Allies and Morrison, Aukett Swanke, and Terry Farrell. In total, the area will see 17,500 new homes, new schools, workplaces, and 19ha of public open space.
