Conversion of single dwellinghouse to three self-contained flats (one 2-bed and two 3-beds); excavation at basement level to create additional habitable floorspace; erection of front and rear lightwells with metal railing surrounds; erection of single-storey rear extension at ground floor level; erection of single-storey rear extension at first floor level; erection of roof terrace to the rear elevation at first floor level with associated 1.8m high privacy screen and associated external alterations

Advising client on planning feasibility for a large extension to a semi-detached house. Preparation of architectural drawings, preparation of Design and Access and Planning statement, submission of planning applications and liaison with the council.

4D Planning were instructed to establish the full potential of a large semi-detached property. 4D Planning conducted a site appraisal following site visits and consultations with the client. 4D Planning advised to convert the property into flats following a number of possible extensions to increase the habitable space.

A basement was proposed with a lightwell, a rear extension on ground floor and first floor levels, a roof terrace with obscured glazing to protect the neighbour’s privacy, and a large roof extension with dormers. 4D Planning advised to apply for the extensions first and once approved, a further Full Planning Application was submitted to Hackney Council for the conversion into three flats. Both applications were granted permission.
