4D Planning advised the client on the feasibility of extending the roof to maximise the habitable space within the property. The single dwelling had already a small rear dormer. 4D Planning prepared the application to extend the roof space for a front and rear dormer. We submitted two applications one for each dormer, since the front dormer was contentious due to planning guidance that discouraged these types of developments. We argued that there was a lot of precedent along the road and therefore the development should be acceptable. Planning was refused for the front dormer and granted permission for the rear dormer. The applicant appealed the decision to refuse the front dormer and the appeal succeeded - proving the council made an error in judgement.
