Change of use from vacant residential care home to 7 flats with extensions at ground and first floor level, alterations to elevations and roof form, and other associated works including modifications to car parking layout and boundary treatment.
4D Planning were instructed to advise the client on the feasibility of converting the existing former care home into a block of residential units and associated extensions. We prepared a comprehensive report and the conclusion was positive. We were instructed to prepare the design of the scheme, produce the architecture drawings, planning documents, statements and reports, and coordinate with specialists for the specialist surveys and reports. We designed 7 flats that meet the minimum size standards, all relevant planning policies and planning guidance. We designed the outdoor amenity space and parking spaces in line with the planning requirements. We submitted the planning application and liaised with the case officer. We negotiated minor changes to the scheme to ensure it would be profitable to our client. Manchester City Council granted planning permission.
4D Planning were then instructed to prepare the Building Regulations for Building Control and the Tender Pack for pricing purposes from the contractors.
