4D Planning advised the client on the feasibility of developing a tired detached house situated on large grounds in the Green Belt. We produced a feasibility report and established what potential there was to add value and enhance the existing property to meet the requirements of the client. We were instructed to prepare and submit the planning applications and to design the new house. Firstly, we applied for prior approval for a large 8m deep rear extension (which was approved) and we designed a series of outbuildings around the existing property which include a gym, pool, music room, study, BBQ area, and other ancillary uses. We applied for a lawful development certificate and the application was also approved by the council. Following pre-application advice, Dacorum planning officers advised that we should apply for full planning permission for the replacement dwelling house and justify the harm to the openness of the green belt will be less impacted by the new house rather than allowing the outbuildings to be implemented (as per the fall-back position). We were granted planning permission for this as well.
4D Planning recently secured approval from Dacorum Council for the demolition of an existing dwelling and outbuilding within the Green Belt and the construction of a new, larger dwelling. The project included ancillary spaces like a pool, gym, office, playroom, music room, and BBQ hut, originally approved under permitted development, therefore securing a fall-back position. However, 4D Planning's consultants proposed a more efficient solution by incorporating these uses into the main dwelling, avoiding cluttering the Green Belt with numerous outbuildings. Our consultants argued with planning officers that the proposed dwelling size and height increase would not undermine the openness of the Green Belt and we demonstrated this with calculations and intensive research on the local character and precedent.
