Erection of a part one/part two storey side and rear extension including alterations to existing building to provide a self-contained retail unit and 3 flats with associated amenity space.
4D Planning were instructed by the client to advise on the feasibility of adding value to the property. We advised that there is potential to extend the property to achieve residential units and to retain a smaller retail unit at ground floor level. We were asked to prepare the planning application and architecture drawings for the conversion of the retail property and upper flat into as many flats as possible including the extension of the property. With careful attention to detail and consideration of the local planning policies, we designed a scheme that would eventually be acceptable by Bexley Council. We produced the Planning Statement, Design and Access Statement, Transport Statement with Parking Survey, and all other relevant documents to support the proposal. The application was granted planning permission.
In this case study, 4D Planning successfully secured planning permission for a complex development project in Bexley, involving the erection of a part one, part two-storey side and rear extension, alterations to an existing building, and the creation of a self-contained retail unit alongside three flats. This project was granted planning approval by Bexley Council, demonstrating the team's expertise in navigating the local planning system and ensuring that the development adhered to the required planning policies and Bexley's planning guidance.
This development integrated both residential and commercial spaces, addressing the growing demand for mixed-use developments in the area. By preserving the character of the existing building while adding modern extensions, the development maximised the potential of the site without disrupting the surrounding aesthetic. The retail unit was designed to support local businesses, while the three flats provided essential residential space in an area where housing demand is high.
4D Planning’s careful consultation with Bexley Council ensured the project met all required planning policies and local regulations. This successful outcome highlights the importance of working with experienced planning consultants who can provide expert guidance and simplify the approval process for complex projects.
Securing planning permission in Bexley for a mixed-use development, such as a shopping parade with residential units, involves a detailed and multi-step process. Projects like this one, which include a retail unit and flats, require a deep understanding of local planning policies and regulations.
The first step is to consult with planning permission consultants in Bexley. They help design the development in accordance with Bexley Council's policies, ensuring the mix of residential and commercial elements meets local and national planning standards, including space requirements. In areas like shopping parades, factors like preserving the commercial character, managing traffic impact, noise control, and ensuring sufficient residential amenities must be taken into account.
For this project, 4D Planning worked closely with Bexley Council to ensure the design met all the necessary planning guidelines. The proposal included a ground-floor retail unit, which maintained the parade's commercial function, and three flats above to provide valuable housing in the area.
Once the design is approved, a detailed application is submitted for review. The council examines factors such as impact on local services, traffic, and the environment. If the proposal meets the required standards, planning permission is granted, allowing the project to move forward smoothly.
