Single storey extensions
Erection of a single storey rear extension, front extension and addition of a ground floor side window to the house with associated internal works, expansion of the existing front garden with replacement front boundary treatments and re-provision of a single front car parking space.
4D Planning assisted the client with designing a series of different options to develop the house to extend the habitable space. We then prepared a pre-application advice submission to the Council and liaised with the Planning Officer during his site visit. Following the feedback from the case officer, our client instructed 4D Planning to prepare a follow up design, produce the architectural drawings and planning application for a single storey rear and front extension to the detached house. This included a redesign of the internal space and garden area to achieve an additional parking space. Hounslow Council granted us planning permission.
Homeowners in Hounslow are increasingly looking to enhance their properties through extensions and renovations, and this case study highlights a successful project that involved the erection of a single-storey rear extension, a front extension, internal works, boundary treatments, and the creation of a new car parking space to a detached house located in the Conservation Area. The application for householder planning permission was Approved by Hounslow Council. This project demonstrates the importance of understanding local planning policies and the value of professional guidance in navigating the planning process.
Extensions are one of the most popular ways to add space and value to a property. In this project, the single-storey rear extension provided additional living space, ideal for a growing family, while the front extension enhanced the property’s curb appeal and functionality. The current project was situated in a Conservation Area, therefore planning permission was required for the proposed extensions, especially the front extension which included an Orangery Style Roof – designed by 4D Planning.
This project successfully adhered to Hounslow’s design guidelines, ensuring the extensions were in keeping with the character of the property and surrounding area using high quality materials and sympathetic to the wider area and neighbours.
Boundary treatments, such as fences, walls, or hedges, play a crucial role in defining property lines and enhancing privacy. In this case, the boundary treatments were designed to complement the property’s aesthetic while adhering to Hounslow Council’s policies and regulations, which often limit the height of front boundary walls or fences to 1 metre to maintain visibility and safety. The addition of a new car parking space was another key feature of this project. Hounslow Council’s planning policies for car parking spaces focus on balancing the need for parking with environmental and visual considerations. For example, permeable materials are often encouraged to reduce surface water runoff, aligning with the borough’s sustainability goals.
Internal works and reconfiguration of the internal layouts are an essential part of any home improvement project, allowing homeowners to optimise their living spaces. In this case, the internal renovations were tailored to meet the client’s specific needs, creating a more functional and modern layout. These changes not only improved the property’s usability but also added significant value, making it a smart investment. Planning permission was not required for the internal works, but the internal layouts impacted on the design of the extensions, therefore was included in the planning application. 4D Planning always design the inside of the property at the same time as the outside, to ensure that we get it right the first time and avoid the need to go through the planning process a second time. We take everything into consideration and provide a comprehensive service for our clients.
This case study showcases how thoughtful design and adherence to Hounslow Council’s planning policies can result in a successful home improvement project. From the single-storey rear extension to the new car parking space, every element of this project was carefully planned to meet the client’s needs while enhancing the property’s value and functionality. If you’re considering a similar project in Hounslow, 4D Planning’s expertise can help you navigate the planning process and achieve your development goals.
