Erection of a two storey side extension, single storey rear extension, single storey front extension, and a rear dormer
4D Planning advised the client on maximising the potential of the detached house. We looked at the feasibility of developing the site in the context of planning policy, the character of the road and wider area and the street scene. We established that extending the property to the maximum possible is the best way to maximise its value. 4D Planning were instructed to prepare a planning application and all architectural drawings (to include plans, sections and elevations) for the erection of a two storey side extension, single storey rear and front extension wit a larger rear dormer window and rooflights. The proposal was submitted to Croydon Council and within 8 weeks planning permission was granted.
At 4D Planning, we successfully secured planning permission for a residential development that involved multiple extensions to an existing property. The proposed changes included a two-storey side extension, single-storey rear extension, single-storey front extension, and the addition of a rear dormer to provide extra space for the homeowners. This project showcases our expertise in coordinating complex planning applications and navigating local planning policies effectively.
The aim of this project was to provide more living space while maintaining the overall aesthetic and character of the property. The two-storey side extension added significant additional living space, while the single-storey rear extension expanded the ground floor for an improved layout. The front extension improved the entrance area, creating a welcoming and functional entrance to the home, while the rear dormer maximised the use of attic space by converting it into additional living accommodation.
By thoughtfully designing each extension, we ensured that the modifications complemented the original property, meeting all necessary planning guidelines and building regulations. This was key to securing approval from the local council, who were satisfied that the project would have minimal impact on neighbouring properties.
As with all complex planning applications, the success of this development hinged on expert guidance throughout the process. Our team of experienced planning permission consultants worked closely with the homeowner to design a proposal that met both their needs and the requirements of the local planning authority. From managing the detailed design to submitting the planning application to Croydon Council, 4D Planning ensured the process ran smoothly and efficiently.
Through a combination of clear communication, knowledge of local planning policies and planning guidance, and a professional approach, we helped the client achieve their vision for their home.
This case study demonstrates the benefits of engaging with a professional planning consultancy to guide you through the intricacies of planning permission and ensure the successful outcome of your project.
