Erection of a rear roof extension at third floor level with a sedum roof to the rear; replacement of windows at second floor level with double glazing timber windows; replacement of door and window to the existing rear first floor extension with double glazing timber windows including replacement of roofing; and associated works all in connection with the use of the first to third floor as four flats (Class C3).

4D Planning were instructed to undertake a feasibility assessment to establish the full potential of the property. We concluded that there is scope to convert the upper floors into residential and to extend at the rear. We were then asked to prepare a design for the conversion of the upper floors into four flats with a range of sizes, accommodate planning considerations in terms of minimum size standards, refuse, cycle parking and other relevant planning policies. As the property was in a Conservation Area, we incorporated careful design measures into the scheme, such as a green sedum roof, replacement of materials like for like or making good where possible. We upgraded the windows and rear first floor door to double glazing. We prepared the planning application and negotiated the scheme and its many details with Westminster Council planning officers. The application was granted planning permission. We were then commissioned to prepare the Building Regulations drawings and to coordinate with the Structural Engineer and Building Control to achieve a pass.
