Excavation of a basement. Erection of a single 2 x bedroom dwelling house with associated cycle storage, waste / refuse storage and amenity space

4D Planning were instructed to assist the client to firstly establish the feasibility of creating a new single dwelling at the back of the garden. We carried out a desktop feasibility assessment and looked at the site constraints, planning policies relevant to this site and proposal, planning history and local precedent. We advised the client that planning is likely to be approved for a dwelling. We were then commissioned to design a two-storey dwelling including a basement. We produced the architecture drawings and all relevant planning statements, documents and forms. We liaised with the planning officers at Redbridge Council until the application was signed off and approved. Planning permission was granted and included standard conditions to carry out the works according to the plans within 3 years.
