4D Planning were instructed to appeal a refusal from another firm for the construction of a roof extension to create a new residential unit in the St John's Wood Conservation Area. We produced the appeal, liaised with the Planning Inspector and overturned the refusal. We were then instructed to prepare a planning application to increase the height of the extension to maximise the potential of the new flat. Our architectural designers produced 3-dimensional renders and isometric views of the property to prove that the increase in height will not be noticeable from street level. Westminster City Council granted planning permission. We then produced the Building Regulations for Building Control approval.

4D Planning secured planning approval for a roof extension including an increase in roof height to create a self-contained studio flat in Westminster Council. Despite initial refusal by another planning agent and architect, a strategic appeal and well-prepared documentation prepared by 4D Planning led to a successful outcome.
The initial application, submitted by a different firm, was rejected. 4D Planning took over, appealed the decision, and successfully overturned the refusal, proving the feasibility of the extension within Westminster’s conservation area guidelines.
To ensure approval, 4D Planning developed detailed architectural drawings, 3D renders, and isometric views to demonstrate that the increased roof height would remain unobtrusive from street level, addressing visual impact concerns. We created a series of views from different vantage points at street level to demonstrate to Westminster Council in the best possible way that the increase in size of the roof top structure will not be harmful to the character of the property or street scene.
Beyond securing planning permission, 4D Planning also managed Building Regulations documentation, ensuring full compliance with the Building Control regulations.
