4D Planning's role

4D Planning were instructed to obtain planning permission for a roof terrace at the rear of a flat. Islington Council refused permission as they were concerned about overlooking on to the neighbours. We appealed the decision and the Planning Inspectorate overturned the refusal and granted us planning permission.  We then applied for permission again for privacy screening and railings. This also included a new access door instead of the existing timber window which was previously used to access the terrace. The application was approved by Islington Council.

New Roof Terrace Installation in Islington: A Planning Success

Outdoor space is a valuable feature for flats, especially in densely populated urban areas like Islington, where communal gardens may be unavailable. 4D Planning successfully secured permission for a roof terrace installation on a flat in Islington, after an initial refusal.

Following a successful appeal, Islington Council approved the installation, allowing for the replacement of an existing window with a new access door. To ensure privacy, 4D Planning also obtained approval for railings, balustrades, and planters to create a secluded, comfortable space for the occupants while protecting the privacy of neighbours.

The terrace offers much-needed outdoor amenity space, allowing residents to enjoy fresh air and outdoor leisure without relying on communal or public gardens. This development illustrates how thoughtful design can integrate outdoor living solutions into urban flats.

By including screening elements like planters and balustrades, 4D Planning addressed potential concerns about overlooking neighbours, a key factor in receiving planning approval in Islington's densely populated areas. The approval highlights the importance of balancing urban living with private outdoor space while respecting neighbour privacy.
