Part single storey, part double storey extension, loft conversion with dormer roof extensions.
Construction of single storey rear infill extension, first floor rear extension and conversion of loft to habitable room to include 2 x rear dormers and insertion of 4 x roof lights to front elevation.
4D Planning advised the client on the feasibility of extending a large detached house to achieve extra habitable space. We designed the extensions over all floors, produced the architectural drawings taking into account the neighbour's amenity, planning guidance and we prepared and submitted the householder planning application. Hertmsere Council asked for a further set back of the first floor rear element or threatened a refusal, this was due to a neighbour objecting. We strongly opposed to any concessions and demanded that the application should be decided as per the submitted scheme. We were confident that the scheme was positive and should be approved. The planning officers eventually agreed with our view and approved the original application as submitted.
We were instructed to prepare the building regulations drawings for Building Control and to liaise with the Partywall surveyor, structural engineer and Building Control Inspector.
