4D Planning advised the client on the feasibility of converting a former house retrospectively into a house of multiple occupation (HMO) C4 Use Class for up to 8 people. The property was in use as an HMO for over 6 people which therefore requires planning permission.The use of the property as C4 Use Class was over 4 years, therefore we advised the client to collect sufficient evidence to demonstrate that the property was in use as such for over this period of time. Once the evidence was obtained, 4D Planning reviewed the documents and suggested additional information which was eventually obtained.  4D Planning prepared floor plans of the property and submitted the lawful development application to the council which was eventually approved as lawful.

 

 

What is a C4 Use Class property?

A C4 Use Class property refers to small Houses in Multiple Occupation (HMO) in the UK. Specifically, this class applies to residential properties that are shared by 3 to 6 unrelated individuals, who live together but do not form a single household. These individuals share common facilities, such as kitchens or bathrooms, but maintain separate living arrangements.

A C4 Use Class property requires specific planning permission if you’re converting a family home into an HMO. In some areas, local councils may have introduced Article 4 Directions, restricting automatic rights to convert properties into HMOs without first applying for full planning permission.
