If you are proposing a side extension or rear extension, most likely it will be within 3 metres of the boundary. If this is the case, you will need a partywall agreement with the neighbours, possibly on both sides. 4D Planning work closely with a number of professional firms including Chartered Surveyors who can manage the process and liaise with neighbours and draft the relevant Partywall Agreements to satisfy the legal requirements.

A Partwall Surveyor is required if you have received a Party Structure Notice or a Line of Junction Notice or even a Notice of Adjacent Excavation. The Surveyor will represent your interests and liaise with all parties to ensure that your property and boundary are fully protected. The Surveyor will respond to any notice appropriately.
Other services which the Surveyors can assist with are: licences for alteration, defect diagnosis, specification / contract administration work for renovation projects. Pre-acquisition surveys, stock condition surveys and planned maintenance programmes.
A Notice for Excavation under Section 6 of the Party Wall etc. Act 1996 is not the same as a Party Wall Agreement (also called a Party Wall Award).
Notice for Excavation (Section 6):
This is a formal notification that one property owner gives to their neighbour(s) when they plan to carry out excavation works close to or below the level of the adjoining property’s foundations. It's a legal requirement under the Act, but it is just the first step in the party wall process.
Party Wall Agreement (Award):
This is the legally binding agreement that is made after the notice has been served and either:
a) the neighbour consents to the works in writing (no dispute), or
b) a party wall surveyor (or surveyors) is appointed to resolve a dispute and make an official Award outlining how the work should proceed safely.
Fees generally range from £600-£1500 depending on the number of neighbours and other site constraints.
